SES.HOSPEDAJES: English Guide for Foreign Owners (2026)

The SES.HOSPEDAJES portal assumes you already know your way around Spanish e-government. There is no “start here” button, no screen tells you what follows the one in front of you, and every label, menu and error message arrives in Spanish only, so a foreign owner ends up pasting official wording into a translator to work out whether something has gone wrong.

What trips people up, then, is rarely one particular step. It is the order. This guide walks the portal screen by screen in the real sequence, with the Spanish labels translated in parentheses so you always know what you are clicking.

We will keep the Spanish proper nouns where they are proper nouns (SES.HOSPEDAJES, Real Decreto 933/2021, DNI, NIE), because that is what you will see on the screen and in any letter you receive. Everything else is in plain English.

What SES.HOSPEDAJES is, in one paragraph

SES.HOSPEDAJES is the national platform where accommodation providers report each guest’s identity and stay details to the Ministry of the Interior, in compliance with Real Decreto 933/2021. It replaced the old paper guest report (parte de viajeros). If you take in guests for a price, you report. The portal lives at hospedajes.ses.mir.es. One thing to settle before anything else, because it confuses almost every foreign owner: SES.HOSPEDAJES is not the same as your tourist licence. The licence comes from your autonomous community (Andalucía, Comunitat Valenciana, Canarias, and so on). SES.HOSPEDAJES is the central guest-report system. You need both, and they are issued by different authorities.

Coverage: where SES.HOSPEDAJES applies (and where it doesn’t)

SES.HOSPEDAJES covers all of Spain except Cataluña and País Vasco, which run their own separate guest-reporting systems:

  • Cataluña reports to the Mossos d’Esquadra through the Generalitat’s own system.
  • País Vasco reports to the Ertzaintza through the Basque Government’s system.

If your property is in either region, the steps below do not apply directly; you register with the regional authority instead. We cover both in guest registration in Cataluña and País Vasco. Everywhere else in Spain, SES.HOSPEDAJES is the system you use.

Step 1: Get a digital certificate or Cl@ve

This is the single biggest hurdle for a foreign owner, so it goes first. There is no “create an account with email and password” you set up yourself. Registering requires a digital certificate or a Cl@ve account, and the procedure is completed by signing and registering the application digitally1. Your identification options are:

  • A certificado digital FNMT (the certificate issued by the Fábrica Nacional de Moneda y Timbre), or any other qualified electronic certificate, as an individual or as a legal-entity representative. This is the only one that covers both jobs, getting in and signing.
  • Cl@ve (Permanente, or Móvil, which is where Cl@ve PIN now lives), a government identity service. It gets you in; to sign you need Cl@ve Firma, which takes advanced-level registration and an active Cl@ve Permanente2.
  • An electronic DNI (the Spanish national ID card) with a card reader. It shares the certificate option on screen. That one is a Spanish citizen’s card.

For a foreign owner, the practical route is usually the certificado digital FNMT, which requires you to verify your identity in person. That is done at a registration office in Spain (Hacienda offices and many town halls qualify) or, from outside Spain, through the Spanish Consular Offices3. Ask yours which documentation it wants before you plan a trip around it.

If travelling to Spain to obtain a certificate is impractical, the common path is to delegate to a Spanish gestor or administrative agent who holds a representative certificate and files on your company’s behalf. We lay out both options in detail in the SES.HOSPEDAJES credentials guide.

The registration screen does not let you invent a fourth route: it reproduces the Cl@ve selector with exactly three options, Cl@ve Móvil (which includes Cl@ve PIN), DNIe or an electronic certificate, and Cl@ve Permanente4. A foreign passport is none of the three, so on its own it will not get you through the door.

Step 2: Register yourself as the lessor (arrendador)

Once you can log in with a certificate, the first thing you create is your lessor registration. The portal calls this the arrendador (the person or company that operates the accommodation). The flow:

  1. Log in at hospedajes.ses.mir.es with your certificado digital.
  2. Choose the option to register a new lessor (on screen: Alta de arrendador, “new lessor registration”).
  3. Fill in the ownership details: name or company name (Nombre / Razón social), tax ID (NIF for an individual, CIF for a company), tax address (Domicilio fiscal), phone and contact email.
  4. Accept the terms of use (Condiciones de uso).
  5. When you finish, the system assigns a lessor code (código de arrendador) tied to your certificate.

Save that code. You will need it for the next step and to configure any software. There is no separate form to “request” the código de arrendador. The system hands it to you when the registration completes.

Step 3: Register each property as an establecimiento

A lessor can hold many properties. Each physical property is an establishment (establecimiento) and gets its own code.

  1. From the portal, go to the establishments section (Establecimientos) and choose to add a new one (Nuevo).
  2. Select the type (Tipo de establecimiento): hotel, tourist apartment (apartamento turístico), tourist-use dwelling (vivienda de uso turístico), rural house (casa rural), campsite (camping), youth hostel (albergue), and so on.
  3. Enter:
    • The commercial name (Nombre comercial).
    • The full address (Dirección completa): street, number, floor, postal code, municipality, province.
    • The tourism registration number (Número de registro turístico) issued by your autonomous community.
    • The capacity (Capacidad): number of units and maximum beds.
    • Coordinates, if you have them (optional).
  4. Confirm.

The system assigns an establishment code (código de establecimiento) per property. Ten apartments means ten codes, all linked to your single lessor code.

If the portal says it cannot find your tourism registration number, that is usually a sync delay between your region’s tourism registry and the Ministry. Wait two or three days or confirm with your regional tourism authority. We list this and other registration snags in the credentials guide.

Step 4: What data each guest must provide

Before you submit anything, you need the guest’s data. Real Decreto 933/2021 sets the required fields in its Annex I5. For each traveller you collect:

  • Full name, first surname and second surname, and sex. The platform makes the second surname mandatory when the document type is NIF6. In our own submissions it is rejected when missing with a NIE too, so ask for it whenever the document is Spanish.
  • Document type and number: DNI for Spanish nationals, NIE or passport for foreigners.
  • The support number (número de soporte) of the document. This is a field of its own in Annex I, separate from the document number, and it is the single most repeated cause of rejection. It sits on the front of the card, three letters and six digits, under a label that changes with the document version: we cover it in where the DNI support number is and in the NIE and TIE support number.
  • Date of birth and nationality.
  • Habitual residence: full address, town and country.
  • Phone number and email.
  • The stay details: entry date and the establishment.

On age, the rule is specific. Children under 14 do not sign their own report: the accompanying adult provides their data7, and they count as an occupied place on the booking. Guests aged 14 to 17 are registered with full data, plus the relationship (parentesco) to that adult. From 18, they are registered like any other traveller. The breakdown by age, which document works for a minor, and how the relationship field is filled are all in registering minors.

The most common reason a report looks submitted but is silently rejected hours later is incomplete data.

Step 5: Submit the guest report within 24 hours

Once you are registered and have the guest’s data, each report follows the same path:

  1. Tie the report to an establishment. Each report is linked to the código de establecimiento of the specific property.
  2. Enter the guest data the decree requires.
  3. Submit within the deadline. The report must reach SES.HOSPEDAJES within 24 hours of the start of the stay8.
  4. Check the response. The system validates twice: an immediate format check and, sometimes, a quieter data rejection later. Confirm the report was accepted, not merely sent.
  5. Keep the record. Data is retained for three years under Real Decreto 933/20219, then deleted automatically.

The two credential sets: portal login and SOAP

There are two kinds of credentials, and foreign owners often confuse them10:

Cl@ve or the certificate logs you in. After you register, the Ministry also issues a username and password for portal access. The SOAP credentials let software submit on your behalf without you opening the portal. They are not interchangeable, and mixing them up causes a large share of failed submissions. Frequently asked questions

Does SES.HOSPEDAJES have an English version? No. The official portal at hospedajes.ses.mir.es is in Spanish only: labels, menus and error messages. This guide translates the key labels so a foreign owner can follow the flow.

Can I log in with just an email and password? Not with an email and password you create yourself. You sign in through Cl@ve (Cl@ve PIN, Cl@ve Permanente or Cl@ve Móvil) or a digital certificate / DNIe, and the certificate is required to sign your initial registration. After you register, the Ministry issues a username and password you can use to access the platform. The separate web-service (SOAP) submission has its own username and password.

I live abroad. How do I get a certificate? Living abroad, you can get a certificate two ways: accredit your identity in person for a certificado digital FNMT, either at a registration office in Spain or through a Spanish Consular Office, or delegate to a Spanish gestor who files on your company’s behalf with a representative certificate. How long do I have to submit each report? You have 24 hours to submit each report, counted from the start of the guest’s stay, and the rule asks you to file immediately within that window.

Which guest field causes the most rejections? The guest field that causes the most rejections is the support number (número de soporte) of the identity document. It is a separate field from the document number, it is three letters followed by six digits on the front of the card, and a report missing it or carrying the CAN instead comes back rejected.
