What Chekin is
Chekin is a Seville-based company founded in 2017. The core product does what you’d expect (online check-in and automated submission to SES.HOSPEDAJES), and from there their model is to sell additional modules such as payments, deposits, smart locks, and tourist tax, each with its own commission.
They operate in 45+ countries with a site translated into seven languages. They claim around 200,000 properties and 25 million check-ins to date. In November 2024 they closed a $2.5M Series A led by Faraday Venture Partners.
Their product covers SES.HOSPEDAJES, Mossos d’Esquadra, and Ertzaintza in Spain; Alloggiati Web, ISTAT, and PayTourist in Italy; SEF in Portugal; and another dozen European regimes. That international reach is probably their single strongest argument.
What Chekin costs today
Three plans, all with the same minimum (3 apartment units or 20 hotel rooms) and all without VAT:

The “up to 20% off” annual discount appears at the top of their pricing page, but their own FAQ clarifies that the annual subscription is paid as a single upfront charge. It’s not monthly billing with a discount; it’s a one-shot prepayment.
On top of the SaaS, Chekin charges per-transaction fees:
- Security deposits: 1.5% + €0.30.
- Online payments: 1.5% + €0.99.
- Damage protection: $2.50 per booking (€1,500 coverage), $3.50 (€2,500), or $4 (€5,000).
- Tourist tax: 1%.
- Upsell: 10%.
- Channel communications: 10%.
If you only use the SaaS for compliance and nothing else, none of those commissions apply. If you use their payment gateway, they do.
Their free trial is 14 days and, based on their LinkedIn tagline, doesn’t require a credit card to start.

The last two rows look trivial but matter on RFPs from large operators: neither vendor publishes external security audits yet, and neither is on Airbnb’s preferred-partner list. If a corporate client needs those, it’s better to know upfront.
When Chekin is the right choice
We mean this seriously. There are profiles where Chekin wins, and knowing them saves you two months of trial-and-error.
You manage properties outside Spain. Chekin covers 45+ countries: Italy, Portugal, Croatia, Hungary, Brazil, United Arab Emirates, and more. One bill, one vendor. If your portfolio isn’t 100% Spanish, this matters more than any monthly price difference.
You want a single vendor for check-in, payments, deposits, locks, and tourist tax. Chekin packages all of that and charges commission per transaction. If you already have Stripe and Nuki set up yourself, the suite is overkill. If you don’t have them and don’t want to wire them up, the suite saves you real work.
You operate a physical self-check-in kiosk. Chekin sells one as integrated hardware. We don’t build kiosks.
Your PMS is already in their marketplace. Hostaway, Smoobu, Lodgify, Cloudbeds, Avantio, and others. If you live inside one of these and don’t want to touch iCal, a native integration weighs more than a separate dashboard.
You manage more than 20 hotel rooms. Chekin’s Enterprise at €7.95 per room per month starts to make sense at that volume, and plans aimed only at vacation rentals don’t cover it.
When RegistroViajero is the right choice
You manage 1 or 2 properties. Chekin’s minimum is 3 units, so entering the Básico plan costs you €11.85/month even if you only own one. Here you pay for what you actually operate: one property, €5/month.
You want monthly billing. No upfront annual payment. If you try it and it doesn’t fit, you cancel in 30 days with no penalty.
You already use Stripe (or Redsys) and Nuki (or Akiles). What’s missing is the compliance layer. We don’t sell payments, deposits, or locks, so there are no per-reservation commissions stacked on top.
You operate only in Spain. The core obligation is still SES.HOSPEDAJES, but there are layers around it: the NRUA tourist-rental number, the annual short-term rental report under Order VAU 1560/2025, the Catalan and Basque regimes that don’t go through SES, the penalty framework, minors, and SES error codes. At small and medium volumes, both options are in the same order of magnitude. At 1 property, Chekin isn’t an option. At 3 properties, Chekin Básico (without premium modules) is cheaper than us. From 10 properties onward, depending on the plan, there’s a €9–€19 monthly gap. The deciding factor is rarely that difference; it’s usually the rest of the table.

Does Chekin offer a free plan in Spain? No. The cheapest plan (Básico) has a 3-apartment minimum, so the effective entry cost is €11.85/month.
Can I pay Chekin monthly instead of yearly? Yes, but the advertised discount only applies if you prepay the entire year as a single charge.
What happens to my data if I switch providers? RD 933/2021 requires guest reports to be retained for 3 years. Both providers comply with that, so the retention window is covered regardless.
Does RegistroViajero cover Catalonia and the Basque Country today? No. Mossos d’Esquadra and Ertzaintza operate outside SES.HOSPEDAJES, and we have them in development. If your business is mainly there, we’re not your best choice yet. Here’s the full explanation.

Do you charge fees on payment gateways? No. We don’t sell payment gateways. If you want to collect reservation payments from your own brand, you use your Stripe or Redsys directly; we only handle Ministry of the Interior compliance.
